Full Doc
650/680-plus credit, 15 to 30 year AM, $100K – $20MM-plus & Competitive Rate/Terms.
(SBA & USDA programs available).
Low Doc
500-plus credit, $50K – $2M & Competitive Rate/Terms. (Debt servicing not as stringent as full doc transactions).
Church Financing
Traditional debt, private money and bond financing available. (Up to 90% of new construction cost, up to 80% of purchase price, and up to 80% LTV on refinances with traditional programs.).
Acquisition Rehab
Private money terms from $100k to $3MM, Commercial Properties.
Property Types:
Commercial Zoned, five-plus unit multi-family, land, ranches, churches, etc.

A – D Credit. Private Money is often utilized when: time is essential, the projects or property does not meet the criteria of conventional lenders, bad credit, bankruptcies, judgments, foreclosures or IRS problems.
Mission-Critical Issues:
We often help facilitate financing on real estate where banks are unable. Most commercial property types accepted, no minimum credit guidelines, quick turn around and ugly situations are accepted.
(Up to 65% LTV, Interest Only or 15 – 20 YR AM & 1 – 5 YR Terms. Land up to 50% LTV) (Projected Value Construction Projects Available).
International Projects Funding
Our Commercial Loan programs and Project Funding (equity) programs are working well. $2,000,000 minimum funding, no maximum funding, approximately 120 banking days to fund.
Note:All Commercial programs require an origination fee of $495 at LOI and 3 points broker success fee at funding. These cost are in addition to any other fees charged by the lender and/or any associate organizations.
